A home is probably the largest purchase you'll ever make, so it's important to understand the condition of your investment. I will provide a non-invasive examination of the home’s accessible structure, systems and components. While a home inspection is not a prediction of future conditions, and cannot reveal every concern that exists (or ever could exist), it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.

 

All of our full home inspections include radiant heat thermal imaging scans as well as a full visual inspection of the major components of the home. Our report will contain items that we consider defective meaning it is in need of repair now. We also include items that we deem may be in need of substantial repair or replacement in the near future as well as smaller items that we like to refer to as the "move in to-do list". Our report will indicate the larger items, such as expensive items or safety concerns in the top part of our report called the "summary page(s)" and the smaller items will be included throughout the report with an easy to read table of contents to help you navigate.

Our inspection report for a standard single family home is typically 50-60 pages with many high resolution photos that you can see exactly what we were seeing at the time of inspection, Our standard condo inspection report will typically consist of 40-50 pages as there are several components of a condo/town-home unit that are not inspected (things that are HOA/COA maintained.)

Included with every Inspection is InterNACHI's "Now that you've had a home inspection in Florida" Maintenance manual. Florida being different then most any other state is the only state to have its own manual created due to the unique aspects of home ownership in Florida.
